ACCESS
The proposed access point off Fulbourn Road has been strategically designed to minimise traffic impact whilst ensuring safe and efficient connectivity to the site. This plan has been included to show that safe access to the site will be available in accordance with National Highways’ requirements. The entryway will feature well-marked lanes and appropriate signage to guide vehicles smoothly into the development, thereby promoting the free flow of traffic. Additionally, the access point will be enhanced with landscaped buffers to blend seamlessly with the surrounding green spaces, preserving the area’s aesthetic and ecological value. ENVIRONMENT & HERITAGE
The Environmental Designations Plan for the site has been created to highlight key natural and historical features of the surrounding area. Adherence to this plan will ensure sustainable development that respects and enhances the area. The nearby Grade II listed building is of notable importance.

SITE CONTEXT & CONSTRAINTS
The plan below provides an overview of key features and constraints within the site. It highlights important views and vistas, a mature hedgerow and channelled views that contribute to the area’s visual appeal.
